This policy explains how Briarwood Estates (“Briarwood,” “we,” “us”), a manufactured home community at 2300 Ward Bend Rd #240b, Sealy Texas 77474, collects, uses and shares information when you visit briarwoodmhc.com, contact us through the website, or call a phone number shown on it. Manufactured homes are offered through B E Priority Homes, LLC (Texas license MHDRET00036862).

Information you give us. When you send a message through our contact form, we collect your first and last name, email address, phone number, what you are interested in (for example, a home for sale or a lot for rent), your message, and whether you checked the box to receive text messages.

Information about your visit. When you submit the form, we also save the page you sent it from, the website that referred you, and any campaign tags in the link you followed (for example, which ad you clicked). Our analytics and advertising tools, described below, collect information such as pages viewed, links clicked, approximate location, device and browser type, and IP address. Our website host also keeps standard server logs, including IP addresses.

Information about your calls. Phone numbers shown on this website may be tracking numbers that forward to our main line, (979) 885-1888. When you call one, our phone service provider records your phone number, the date, time and length of the call, and which number you dialed, so we can tell which ads and pages lead to calls. We do not record the content of these calls.

• To answer your questions and follow up about homes, lots, rentals and RV sites.
• To send you text messages about your inquiry, only if you agreed to receive them.
• To understand how visitors use our website and improve it.
• To measure which ads, pages and phone numbers lead to inquiries and calls, and to improve our advertising.
• To filter out spam and automated submissions and keep our website secure.
• To comply with the law and protect our rights.

Google Analytics. We use Google Analytics to see how visitors find and use our website, such as which pages are viewed and when someone taps a phone number or asks for directions. Google Analytics uses cookies and receives information about your visit. You can opt out with the Google Analytics opt-out browser add-on.

Meta (Facebook and Instagram). We use the Meta Pixel, a small piece of code from Meta Platforms, Inc., to measure how our Facebook and Instagram ads perform. It tells Meta when you view a page on our website and when you successfully submit our contact form, along with the information browsers normally share, such as your IP address, browser type, the page address and a Meta cookie ID. When you submit the form, our server also sends Meta a notice of that submission through Meta’s Conversions API, along with the page address and a scrambled (hashed) version of your email address so Meta can match it to an ad you saw. We do not send Meta your name, phone number or message. Meta’s use of this information is governed by its Privacy Policy, and you can manage how Meta uses it in your Meta ad preferences.

Google Analytics and the Meta Pixel set cookies in your browser to recognize repeat visits and measure ad results. Our website also stores two small values in your browser for the length of your visit only: which phone number to show you (based on how you arrived) and whether you closed our featured-home pop-up. Most browsers let you block or delete cookies in their settings. If you do, the website will still work, and you will see our main phone number.

We share information only as described in this policy:

• Our team. Contact form messages are emailed to Briarwood’s office so our staff can respond.
• Service providers that run the website for us and may use the information only to provide their services: website hosting (Vercel), secure database storage (Supabase), email delivery (Resend), and call forwarding (Twilio).
• Analytics and advertising partners (Google and Meta), as described above.
• Legal reasons. When required by law, or to protect the rights and safety of Briarwood, our residents or others.
• Business changes. If the community or the business is sold or transferred, as part of that transaction.

We do not sell your personal information for money.

We do not share or sell mobile phone numbers or text-messaging consent with third parties or affiliates for marketing or promotional purposes. This does not include the service providers listed above that help us operate our website and phone line.

Agreeing to receive text messages is optional and is not required to ask a question, rent a lot or buy a home. If you agree, we may text you about your inquiry and follow-up. Message frequency varies, and message and data rates may apply. Reply STOP to opt out at any time, or HELP for help.

We keep contact form submissions and call records for as long as we need them to respond to you and to run our business, and as required by law. Analytics and advertising partners keep data according to their own policies.

Contact form submissions are stored in a database that can be accessed only by our website’s server and authorized staff. No method of storing or sending information online is completely secure, but we take reasonable steps to protect it.

• You can ask us to see, correct or delete the information you sent us by contacting us using the details below.
• You can opt out of text messages at any time by replying STOP.
• You can block cookies in your browser, use the Google Analytics opt-out add-on, and manage Meta ad settings as described above.

Our website is meant for adults and is not directed to children under 13. We do not knowingly collect information from children.

We may update this policy from time to time. The effective date at the top of this page shows when it last changed.
